Forecast: Real estate recovery won't arrive till 2013 or beyond
The real estate market will see improvement in the remainder of this year and in 2012, but is unlikely to recover until 2013 or beyond, said speakers at a recent Pacific Coast Builders Conference (PCBC).

Align home purchase with your life, not the market
Q: I'm thinking of retiring in about six years. I have a condo that is rented. I want to buy a house, not in the same town where I have the condo. Should I buy a house now or wait until next year? In my opinion, the market is good now to buy, but my concern is that if I wait too long, the home prices and interest rates will go up.

Flying back and forth repeatedly for every little thing involved in this purchase could almost cost more than the condo! Do you think a fair and thorough inspection can/will happen without the buyer being there? A: Absolutely -- a fair and thorough inspection can happen in a buyer’s absence, if the buyer puts all the right ingredients in place. ...more

A seller's game plan for hearing offers
When the market strongly favored sellers in 2005 and 2006, they usually didn't entertain offers the first day their listing showed up on the multiple listing service. If they had, they might have left money on the table. There were so many buyers chasing so few listings that waiting a week or so to hear offers often resulted in over-asking-price offers. ...more
